The honest math — rate reset, Save Our Homes, insurance, taxes — before you ever list.
Twenty-three sales in twelve months — steady, not starved.
The premium anchor of 33185. Buyers here self-select on space and schools.
Faster than The Hammocks (53d), Country Walk (68d), the county average (47d).
Premium doesn't mean priced right. Your list price matters more here than in any ZIP I track.
The Crossings was platted in the 1970s and 80s as Kendall's first big single-family tract — three- and four-bedroom homes on quarter-acre lots. The CDP is bounded by Kendall Drive on the north, SW 120th Street on the south, the Florida Turnpike on the east, and SW 137th Avenue on the west. As of the 2020 census, 23,276 people live here. Schools feed to Calusa Elementary (A-rated), Arvida Middle, and Miami Killian Senior.
What sets The Crossings apart is the 80-acre private park at the center of the community — a fish-stocked lake, dog-bag stations along the trails, several pools, a community center, and the Crossings Country Club managed by the HOA. Inventory is the tightest of any 33186 community: six homes for sale at a time against fifty-two closings a year. I grew up here in the 1990s and the pattern today is the same one repeating — original owners aging out, adult children deciding whether to keep the homestead or sell. Median is $528K and the homes that price near it close in nine weeks.
Six homes for sale at a time, fifty-two closings a year. The Crossings doesn't sit — but it doesn't reward overshoots either. — Alejandro, internal notes · Mar 2026
We maintain a rolling database of every Crossings transaction back to 2011, with owner-name overlap so we know which sales are family transfers and which are arm's length. Three real comps, dated, with photos, arrive in your inbox the moment you ask.
Most agents learned this neighborhood on a map. I learned it on a bicycle.
I grew up in The Crossings in the 1990s — biking to Kendale Lakes, doing homework at the Town & Country library, watching this part of Kendall fill in street by street. Twenty years and 350+ closings later, I went independent and built Ubiica the way I wish I'd been brokered to: one broker on your deal, forever.
I keep every Crossings sale on file because the only honest answer to "what's my home worth" is real comps with dates and photos — not a Zestimate, not a guess, not a pep-talk. If that approach resonates, we'll get along fine.
Alejandro made the entire process smooth and stress-free. He priced our home perfectly, got multiple offers, and we closed above asking. Couldn't have asked for a better agent.
Super knowledgeable and easy to work with. Alejandro helped us find a great deal in a competitive market and guided us every step of the way. Highly recommend.
Daily, straight from MLS, with a short note from me on which ones are priced right and which are dreaming.
I'll run the math on your rate reset, Save Our Homes cap, insurance, and taxes before you put a sign in the yard.
